Two new township developments proposed for Magaliessig

Public input is now open on the proposed Magaliessig township developments, which aim to introduce new residential and business precincts to the area.

Magaliessig is set to see further urban growth, with two proposed township establishment applications submitted to the City of Johannesburg, one for a residential development and the other for a business precinct.

According to Ross Klette of Craft Homes, the company behind the application, the proposals form part of plans to expand development in the area with a focus on high-end residential and mixed-use spaces.

The applications, lodged under Section 26 of the City’s Municipal Planning By-law, 2016 (as amended 2023), in conjunction with the Spatial Planning and Land Use Management Act, 2013, pertain to Magaliessig Extensions 83 and 84.

“One application is for a residential township (Magaliessig Extension 83), and the other for a business township (Magaliessig Extension 84),” said Klette.

“Magaliessig itself is a ‘township’, though in town planning terms this refers to formal development and not informal settlements as the slang use might suggest.”

Craft Homes is developing the Riverstone Wetland Estate adjacent to the proposed site and stated that the new extensions are expected to maintain a similar upmarket character.

“The application for the business township allows for several uses, including shops, offices, restaurants, car showrooms, residential buildings, and even mixed-use developments.

“Due to the value and location of the land, only an upmarket development for both townships will be viable.”

Klette confirmed that both traffic and environmental impact assessments have been conducted by certified engineers and submitted as part of the formal application process.

He said these studies are available for public review upon request. The proposed access points include an entrance for the business precinct along Leslie Avenue at the intersection with Troupant Avenue, which will be signalised, while access to the residential site is proposed via Daniel Road.

“No direct access will be allowed from Witkoppen Road. At this stage, the process remains at the application and consultation phase, meaning development will only commence once the city approves the township establishment.”

For residents seeking to understand the process, Klette clarified that a ‘township establishment’ is a formal planning term:
“It’s one of the legal ways to amend land use rights, either through a rezoning application or a township establishment application. The latter applies specifically to developments on agricultural land.”
