What should I do when selling my property?

"Trying to sell a house is so discouraging." A lot of sellers feel this way.

After watching hundreds of homes sell (and just as many sit), here’s what I’d do differently if I had to put my own home on the market:

1)         Price it right on day one. Pricing high feels safe, but overpriced homes typically sell for less.

2)         Obsess over the first photo. Nearly every buyer meets your home on a screen. That lead photo is your thumbnail.

3)         Market to one buyer, not everyone. A home that’s “for everyone” sells to no one. I’d figure out exactly who this home is for and tailor every photo, word, and showing to them.

4)         Watch two numbers: Showings and offers. Showings tell me the house and price get people through the door; offers tell me the price is right to buy. The gap between the two tells me exactly what to fix.

5)         Don’t negotiate tired. Keeping a home spotless while you’re trying to sell is brutal, and that pressure pushes people to negotiate from “I just want this over.” Bad idea. When an offer finally lands, I’d have the data to make the final decision.

A house that won’t sell isn’t a dead end. With a few strategic changes, it’ll move. It almost always does.
