Talk to the Expert: Why is my property not selling?

Cindy Brits, Remax Dazzle Managing Director gives insight into one of the common questions asked.

Every week a seller tells me, “But my neighbour got more.” The market does not care what your neighbour got. It cares what a buyer will pay today.

Overpriced properties either do not sell, or they sell for less — usually months later, and below what a correctly priced home would have achieved in its first three weeks.

It is simple supply and demand. Your asking price is an opinion. A buyer’s offer is a fact.

Factors to keep in mind:

  • Exposure. The most fixable reason of all. At RE/MAX Dazzle we have 200 agents with buyers and databases. The moment your listing hits the market, all of us work on getting it sold. That reach is the difference between a queue at the door and silence.
  • Price. Overpricing scares off the very buyers best placed to buy your home.
  • Condition. Buyers price in the work they can see. A tired kitchen costs you more than fixing it would.
  • Presentation. Poor photographs and clutter lose buyers before they ever reach the front door.
  • Comparables. Buyers compare your home to what else their money can buy — not to what you need.
  • Time. The longer it sits, the more buyers assume something is wrong, and the harder the correction becomes.

Price to the market, expose it properly, and the market rewards you.

It’s a fact, over priced properties sell for less!
