‘I never would have bought this place’

I bought a duplex townhouse in Kempton Park and it was registered in February.

I would just like to warn buyers of the problems I endured.

The sellers advised myself and the agent all the leaks that were being experienced were being taken care of by the body corporate. I could not verify this and the agent never made any addendum of it either.

When I moved in, I discovered that the body corporate knew nothing of the roof leaks. There were also three broken windows and the owner assured me they would be taken care of.

Once again the agent did not make an addendum of this and once the registration went through, the seller refused, saying he had never promised to replace them. Then I discovered that the townhouse had been registered without a certificate of clearance for the electricity.

I am still two months later waiting for the electrician who was sent out to look at the place to come and do the work. Not one of the plugs are correct; they all have faults but I was told I could use them, the house would not burn down.

The DB board was not even wired correctly, so if you tripped the electricity, it was still all live.

When questioning the lawyers how it was possible to register the place without the CoC, they said they could. I had just sold my house and it could not be registered before the CoC was given to the attorneys.

The estate agent told me it would be too costly for me to sue the seller for the repairs. She got her commission and I sit with all the problems.

Please buyers, make sure that the seller fills in a form, which I did when selling my house, advising you of any damages and whether or not the repairs are going to be done. They need to sign the form, then you can decide if you want to still buy the place or not.

With all the dramas I am having, no I would not have bought it.
