Limited free water: how complexes work

Reader: Presently, at least nine out of 20 units in our complex have a municipal valuation under R750 000.

BILL SMITH of Birch Acres writes:

I am very concerned about the announcement by Ekurhuleni Municipality that they are no longer going to provide the customary 6kl of free water to properties with a municipal valuation over R750 000.

I live in a townhouse complex that has up until now received a bulk water charge for the entire complex. The municipality has, however, deducted 20 times 6kl free water from the bulk charge. So they have in effect compensated each unit with the free water allocation.

Presently, at least nine out of 20 units in our complex have a municipal valuation under R750 000.

So we would like to know from the municipality how they are going to compensate these nine individual units with 6kl of free water after July 1?

I propose that if they are unable to compensate for free water in the manner previously done, then they could consider crediting each individual unit’s municipal rates account with an amount equivalent to 6kl water.

Themba Gadebe, metro spokesperson, replies:

In respect of sectional title units with bulk water supply, the body corporate account will be credited with free basic units in respect of individual sectional title units with a value less than R750 000.

The body corporate is responsible for individual unit bills and credits passed.
