This is according to Thulani Benitsius, Adrienne Hersch Properties’ Sandton CBD Rentals Specialist, who says that homeowners in the suburbs are downsizing their larger homes to rent an apartment in Sandton CBD where they can continue their lifestyle.

So, what catches the eye of discerning renters? Swimming pools, gyms, pet-friendly facilities, fibre internet, 24-hour security and secure parking are in high demand. Top and ground floor flats are high on renters’ checklist; many flock to apartment buildings that fill the skyline and streetscapes of Sandton where they can wake up with a view of urban landmarks. For those with children and pets, ground floor units are more popular. “A property’s amenities play a huge role in the clientele it attracts and its rent prices. A growing number of tenants are seeking apartments offering convenience and facilities suited to their lifestyle choices,” Benitsius remarked.

Depending on the luxuries offered, a studio apartment can rent for between R7 500 and R15 000, while one-bedroom unit falls within the R7000 – R25 000 price range. Benitsius noted that investment will continue to be poured into new developments in Sandton. As a result, the business community is flourishing, which increases the demand for rental stock – which is something that will continue in the next couple of years.
