The top amenities Sandton tenants want

This guide to what apartment features appeal most to prospective renters, gives landlords and property developers an idea of what amenities to invest in to add value to their property and improve its appeal.

The Top Amenities Sandton Tenants Want

For many prospective renters, finding the perfect place to call home is not just about what’s outside but what’s on the inside. Obviously, the location to shopping malls and restaurants is still a deciding factor, but they want their apartment to tick all the right boxes in terms of luxury amenities. Owning or building a property that integrate these sought-after features can help a property stand out in the market.

Sure, you may think that brand new tiles or a fresh paint job will do the trick like in the old days, but they are not what modern tenants are looking for. They want lifestyle solutions; a functional environment that makes their lives more convenient. According to Thulani Benitsius, Adrienne Hersch Properties’ Sandton CBD Rentals Specialist, this include amenities such as swimming pools, gyms, pet-friendly facilities, fibre internet, 24-hour security and secure parking.

He says that views are also a strong selling point. “Many of these top floor units offer sweeping views of the Sandton skyline. Ground floor units are in high demand among professionals wanting their own private oasis in the heart of the city as well as among families with small children and pets.”

Of course, location is still everything. People want to live close to where they work, shop and go out to enjoy themselves, which makes Sandton the perfect location for property investment and higher rental yields. Depending on the amenities available, a one-bedroom apartment in Sandton can fetch a rental price of between R7000 to R25 000, while three-bedroom units can rent for R12 000 to R45 000 a month.

Of course, different occupants have different needs, but these amenities should give you an idea of what tenants expect and how landlords  can ensure their property for rent remains competitive and attract quality prospects.
