Commercial opportunities aplenty in Kempton, says Seeff
The scale of development taking place in Kempton makes it an attractive time for investors
KEMPTON Park is one of the most progressive and fastest growing towns in the country at the moment, says André Landman, Seeff’s managing director in the area.
“The scale of development taking place in Kempton makes it an attractive time for investors to home in on the abundant commercial opportunities on offer. The area is developing smartly and quickly and its close proximity to the R21 is an additional draw card.”
To illustrate the big demand for commercial property in Kempton Park, Landman references a commercial property of 1 500sqm on Monument Road which Seeff recently sold for just over R3-million within a month of listing the property.
“We got a mandate for the property in middle December 2015 and made the sale in middle January. Monument Road is extremely sought after. It is a hot spot for commercial development, and the building of 450sqm is an immaculate, newly renovated office block with excellent security, expansive open-plan offices, a boardroom and business rights.”
Landman says the latest Seeff-mandated commercial properties their branch has to offer are two buildings on the corner of Monument and Anemoon roads in Glen Marais.
“These buildings are located close to the upmarket commercial and residential developments of Glen Eagles, where homes are priced upwards of R5-million to about R20-million. The buildings are adjacent to each other and have a possible combined monthly income of around R65 000 a month.
“Both also have the attributes that are necessary for a major commercial redevelopment that will ensure maximum capital growth on investment. Both properties are for sale at a combined selling price of just over R7-million.
“In addition to this we have mandates on two other excellent income-producing properties on Dann Road, Aston Manor.”
Landman says the first building includes 10 rentable, furnished rooms at around R3 500 a room a month and the other nine rentable furnished rooms at R3 700 a room a month. The first property is selling at R2 550 000 and the second at R2 650 000.
Besides Seeff’s involvement in commercial sales, their branch has also been instrumental in residential development, residential sales throughout the whole of Kempton Park, and especially the sale of land to South Africa’s youngest cement manufacturing company at R18-million.
