In pursuance of a judgment granted by this Honourable Court on 11 OCTOBER 2024 and 20 JULY 2026, and a Warrant of Execution issued on 5 DECEMBER 2024 thereafter, the undermentioned immovable property will be sold in execution subject to a reserve price in the amount of
R 1 300 000.00, by the Sheriff of the High Court SHERIFF NKOMAZI at THE PREMISES: 40 OLIFANT & LIENBENBERG STREET, KOMATIPOORT EXTENSION 1 on 30 OCTOBER 2026 at 10H00, to the highest bidder.
Full Conditions of Sale may be inspected at the offices of the SHERIFF OF THE HIGH COURT, SHERIFF NKOMAZI: SUITE NO. 34 FAREAST LODGE TONGA, MAIN ROAD NKOMAZI, KWA – LUGEDLANE, whom shall hold the sale and shall read out the Conditions of sale prior to the sale in execution.
The Sheriff, Execution Creditor and/or the Execution Creditor`s Attorneys do not give any warranties with regard to the description and/or improvements of the immovable property.

3. Rules of the auction and conditions of sale may be inspected at the Sheriff`s office (SUIT NO: 34 FAR EAST LODGE TONGA MAINROAD KWALUGEDLANE) 24 hours prior to the auction.
4. All bidders are required to present their identity Document together with their proof of residence for FICA compliance.
5. All bidders are required to pay R15 000.00 (refundable) registration fee prior to the commencement of the auction via OUR ACCOUNT: Standard Bank Nkomazi Sheriff, Account no: 052575586 in order to obtain a buyer`s card.
6. NB: NO CASH PAYMENT WILL BE ACCEPTED.
7. The purchaser shall pay to the Sheriff a deposit of 10 percent of the purchase price in cash or by the bank guaranteed cheque on the day of the sale.
8. The balance shall be paid against transfer and shall be secured by a guarantee issued by a financial institution approved by the execution creditor or his or her attorney and shall be furnished to the Sheriff within _____________ days after the sale. The property may be taken possession of after signature of the conditions of sale, payment of the deposit and upon the balance of the purchase price being secured in terms of condition_________.
