#PropertyReport: Is affordable estate living on the North Coast a myth or reality?

There is a flurry of estates in this area like Umhlali Country Club, Ballito Gardens, The Greens, Brooklyn, Caledon, Shortens Country Estate and - currently being built - Woodlands.

Lifestyle estates, security, location and value.

Is it really possible to get all of these on the North Coast? My answer to this question is an emphatic yes. Often the benefits of living in an estate comes with the negative of high prices but the good news is you can get fantastic community, estate living, in a great location and can still be the realms of what we would call affordable.

And furthermore, I am referring to houses, not just apartments.

Where, I hear you ask? For those who are not familiar with the area, I am mainly talking about the residential node immediately west of the highway from the Ballito off ramp.

There is a flurry of estates in this area like Umhlali Country Club, Ballito Gardens, The Greens, Brooklyn, Caledon, Shortens Country Estate and – currently being built – Woodlands.

Umhlali Country Club golf estate boasts excellent facilities at a price point that’s much more palatable.

These estates offer many of the same benefits in terms of facilities as some of the more higher value ones but, in a lot of cases, at a price point that’s much more palatable.

Umhlali Country Club golf estate and Ballito Gardens have been around for a while and boast a fantastic golf course, squash courts, driving range and tennis courts, which have some magnificent homes that can compete with some of the newer estates.

Caledon has long been a firm favourite with families looking for their first home where you can get a super three-bedroom house, with security and a friendly community for around R2,5 million.

The newest estate in the area with very modern architecture is Brooklyn which has gone from strength to strength over the last few years and seen prices jump but still retain lots of bang for buck. And Shortens has just a wonderful, idyllic feel and must have one of the best records for properties selling and renting extremely quickly, justifying its popularity.

And east of the highway there are also two estates that must get a mention regarding great value. They are Seaward and Beverley Hills, which should not be underestimated, and both have a great sence of community.

On top of all of these, the kicker for me is the location. They are so close to everything you would need in Ballito, all the shops and amenities, while still retaining their tranquillity. They are no longer than five minutes’ drive to the beach and have the advantage of being the same distance to Sugar Rush Park and Holla Trails.

For many people the fact that Umhlanga is barely 20 minutes away is a huge plus and completely avoid the rush hour traffic that can plague the other off ramps in greater Ballito.
So back to my original question of can you get secure living and affordable pricing in Ballito? Yes, 100 %!
