Public participation process starts on proposed six-storey building in heart of Ballito

The building is set for the open area outside Mozambik in Ballito Village.

The landscape of Ballito village is set to change next year with the construction of a proposed six-storey mixed-use building.

The open land, often previously used for entertainment, charity drives and informal gatherings, is located between several popular restaurants.

The development application, submitted by Niche Investments (Pty) Ltd for The Square Ballito at 20 Compensation Beach Road, was formally accepted by the KZN Department of Economic Development, Tourism and Environmental Affairs (EDTEA). It is now in a 30-day statutory public review period, which runs from November 27 to January 19.

According to the Basic Assessment Report, written notification was sent on October 21 to adjacent landowners and occupiers, Ward 6 councillor Ayabonga Zwane, KwaDukuza municipality and all relevant government departments.

Paul Muir, managing director of Niche Developments, told the Courier that he wanted to clarify the facts and highlight the potential benefits of the project.

“This is not just another building, it’s a carefully considered investment designed to elevate Ballito’s status as KZN’s premier coastal lifestyle destination,” said Muir.

“The Square will create new jobs, attract discerning visitors who contribute to the local economy and offer world-class amenities for both residents and day-visitors.”

The site previously housed a commercial building erected in the late 1960s, which was demolished in 2007.

The proposed development is surrounded by popular local businesses and restaurants.

The preferred proposal is a six-storey, mixed-use development comprising two basement levels, ground-floor retail and serviced residential units above. A separate town planning application seeks to amend the current height restriction from four to six storeys, with the proposed building reaching 20.25 metres. As the construction site falls within 100m of the high-water mark, environmental authorisation is required from EDTEA.

Muir said he welcomes dialogue with residents: “We encourage everyone with questions to review the documentation, attend the open day or submit formal comments before the January 19 deadline.

“Far from operating in the shadows, we are following every step of the formal, transparent public participation process required by law. All reports, specialist studies and plans are available to the public.”
