#PropertyReport: The power of choosing the right agent when buying property

The right agent will make the process of searching for a new property fast and stress free.

Property buyers must do thorough research.

I’m not talking about the location area. That, I would assume, is something the buyer has already done and has a decent idea of where they want to settle.

I’m talking about spending time researching and finding the agent you want to work with because, as a buyer, that is about the single most important decision you will make in the whole process.

On this journey you are about to embark on you want to partner with an agent who you can trust.

What you don’t want to do is randomly click on multiple property links. The result is engaging with countless agents and receiving calls every minute of the day.

This will prevent you from establishing a long-lasting rapport with a knowledgeable partner, and instead you will find yourself viewing properties through many different agents.

This is confusing, counter-productive and unnecessary. As a buyer starting out you can view 99% of properties through one agent.

The agents split commission but you, the buyer, only have to deal with one person, and more accurately, you will be represented by that agent.

You will de facto become their client and they would look out for your best interests, something you certainly can’t expect if you are dealing with multiple people.

If you do decide to work with many agents, don’t be surprised if you are not called straight away with the latest property on offer.

You can also be caught in the crosshairs if two agents feel they were the one who introduced you to a particular property.

Once you have selected your agent, I recommend letting them know that you are only working with them and through them, so they have the confidence to give you priority.

They then know they are going to get the deal if you commit to something and so they can offer you unbiased opinions.

They will also not be tempted to unnecessarily speed up the process and rather slow it down in a calm, professional manner.

That agent then (I would hope anyway) would be able to work without any undue pressure. Having given him or her your commitment should ensure a return commitment to work hard for you.

Another advantage is that you could be the first one to be called about red-hot properties that come onto the market before being released online.

It is therefore crucial to pick the right agent, one who you know will give you correct and honest advice at all times.

Personally I wouldn’t want to do it any other way.
