Planning on doing home renovations before you market your property? Make sure you don’t overcapitalise, but still add enough value to get your asking price.

Unfortunately, many home home owners make the mistake of overspending on these improvements, and can be left with a financial loss when the property is sold. If you’re thinking of selling your home in the near future, but need to get some renovations done first, remember these tips to avoid overcapitalising and losing out during the sale.

It would be rather difficult to calculate whether or not your upgrades will leave you out of pocket, if you don’t know what your property is currently worth. Have your property valued by an experienced estate agent, and you’ll then be able to work out how much you can spend on upgrades.

Average property prices in your area

Once you’ve figure out what your property is currently worth and how much you’d like to spend on renovations, speak to an agent about the average sales prices for similar homes in your area. By understanding what your house could sell for, you’ll be able to estimate whether or not your renovation plans will be too expensive and eat into your potential profit.

Focus rooms

Certain rooms hold more value than others with those looking to buy property. These tend to be kitchens and bathrooms. If these areas in your home need a remodel, they are certainly worth focusing on before other rooms such as bedrooms and dining rooms which don’t require as much maintenance. Whether it’s just installing modern cupboards, replacing old taps, or a complete renovation, updating these spaces will never count against you.

Before any kind of home renovation, property owners should consider thoroughly consider all the costs involved, and whether the amount spent will be recouped during the sale.
