What will you pay to build your home?
Don’t call in the bulldozers just yet - if you are looking at property for sale in Rosebank with the aim of building your new home, you may want to have a look at the average cost of construction in Gauteng, and other parts of South Africa, before making the commitment.

You may be at a time in your life where you want to set down permanent roots and while looking at property for sale in Rosebank, you may be on the hunt for a spot to build your perfect home.
This is a dream for many people, as it allows you to be the sole creator of all the memories in a space that reflects exactly what you want. However, committing to this task comes at a significant cost, and if not worked out correctly, could turn into a nightmare.
Your budget will play a major role in completing the project, and to help you in getting a realistic expectation, we have looked at some data from Stats South Africa which has revealed what the average cost of construction is in provinces around the country.
Of course, the most significant cost to you would be the price per square metre when building in Gauteng. There is good news and bad news as the price per m2 is pretty high, but it is not the highest in the country. That title is given to KwaZulu-Natal, where people can expect to pay an average construction cost of just under R10 000 per m2.
Gauteng is placed second on the list, with the amount dropping significantly to just under R8000 per m2, and is around R800 higher than the cost of construction in the Western Cape, which rounds off the top three.
The fact that the seemingly more relaxed coastal province of KwaZulu-Natal topped the list was even surprising to experts in the industry, with Adrian Goslett of RE/MAX Southern Africa saying, “While it is unsurprising to discover which provinces are the most affordable, it is interesting to discover that KwaZulu-Natal is more expensive than the bustling metropoles of Gauteng and the Western Cape where one has come to expect to pay a premium on most living expenses.”
