Property owners encouraged to challenge valuations
Homeowners can still challenge the valuations of their properties even though the official period of objections has closed.
Gert Parsons, former mayor of Springs, reminded homeowners they can still challenge the valuations of their properties even though the official period of objections closed on June 18.
“There are quite a lot of people who are not happy with the valuations they received.
“And some of them missed the period of objection because they didn’t realise they received their notices from the metro. But not all is lost,” explained Parsons.
He said some owners who did object still received dissatisfactory results after the valuation board reviewed their complaints.
“Property owners who did not object to the original valuation can still lodge a complaint in terms of the Municipal Property Rates Act,” he said.

Parsons believes that many valuations were misleading because, during the Covid-19 lockdown in 2020, the valuators from the metro may not have been able to visit the properties in person.
In some cases, properties have been severely inflated.
“They made estimations based on photos, and if you are not familiar with an area it will be hard to look at a building and come up with an actual value. The valuation includes businesses and private homes,” he said.
Parsons said property owners may receive a significant reduction in the values of their properties if they follow the right processes.
“If you suspect that the value is incorrect, it very well maybe,” he added.
