Local trustee introduces Telegram group to assist tenants

Trustee and chairperson of two bodies corporate, Sandy Lodder, who is passionate about sectional title related matters, is on a quest to raise education and awareness.

New Redruth’s Sandy Lodder, who is engrossed in sectional title and homeowners associations, has introduced a Telegram group to assist and empower tenants and property owners.

The group, Alberton Sectional Title Group and Home Owners Association has been steadily gaining momentum.
It is focusing on sectional title and homeowners association matters and expands into noise complaints, parking, renovating a unit, restrictions as well as by-laws linked to the council.

A sectional title describes the separate ownership of a unit within a group-owned complex or development.
Lodder added experts to the group who will inform members on different topics, seminars and webinars, also offering legal assistance on the benefits of sectional titles.

“Anyone living in a complex with a free-standing home inside a complex could be defined as a homeowners’ association. If you are joined to the wall with your neighbour, it also falls under the category of a sectional title. There are so many complexes in New Redruth and in my interaction with different people, their knowledge is not that great,” she explained.

She has also noted that some complexes are not registered with the Community Schemes Ombud Service (CSOS).

“There are other groups, but I wanted something tailor-made for Alberton where we understand the dos and don’ts of sectional titles and homeowners’ associations. My strength is more with sectional titles because I’ve lived in a sectional title since 2004,” said Lodder.

Her interest was prompted by author Marina Constas who shared her insights on demystifying sectional titles during a radio interview.

“Marina created a group called Women in Sectional Title and during the period of Covid-19, we saw a lot of these groups going online. I have been a faithful follower of these groups and webinars,” Lodder said.

She reiterated the Telegram group will offer relevant information the community needs to equip themselves in making the right decisions.
