- Control and security
To have a number of agencies and agents marketing a home often causes massive concerns with security, especially regarding access to a property.
With so many people accessing the property you cannot control what goes on in the property.
“Combine this with all the different pricing, this often results in a property with multiple asking prices in the market place, which confuses buyers.”
- Competition
“The property market is very competitive. On an open mandate you would have upwards of 500 agents with various years of experience, all advising you and prospective buyers on the property.
“This causes immense problems with inaccurate information on the property but also incorrect updates on the property, especially if it stays on the market for longer than two months.
- Marketing
The most important aspect of selling a property is the advertising and marketing of a property.
If you put yourselves in the sellers’ shoes they want their home sold within a reasonable amount time for the correct price.
“This means intentional and purposeful advertising in order to expose the property to as many people as possible.
“Only under a mandate can an agent afford the cost of such marketing with the average promotional cost per property coming to over R25,000, with some costing up to R100,000 from start date to completion.”
