But with the ongoing political uncertainty, “the market at the moment is a buyer’s market, and there is a huge local demand,” said Morris.
In a buyer’s market, there is more supply than demand meaning there are more homes for sale than there are actual buyers.
Homes placed on the market during this time often stay on the market longer than average and their prices will likely remain the same or decrease.
A buyer’s market does not mean your house won’t sell though.
By making sure that your home is priced appropriately and is show-ready, you will sell your home within a reasonable amount of time.
If the price is right, it will sell
Pricing makes a huge difference when it comes to buying and selling a property.
Pricing your property at a realistic market-related value is one of the most important factors in a successful sale.
“Overpricing is a common problem not only in Ballito, and many times homeowners think they will sell their home with a large price tag.
Most buyers, while shopping for a home, will compare your property to others of similar value and size.
Therefore, it is important to put yourself in the mindset of a buyer and do the same.
“The most important thing to always remember is if your property is priced right, it will sell.
“Sellers should listen to the advice of an agent when thinking of selling and we will assist them in finding the correct value by comparing similar homes currently on the market and similar homes which have recently sold.
