Sibaya Coastal City set for major growth as new developments take shape

Sibaya Coastal City has shifted from planned growth to visible delivery, with rising property transactions, increased building plan submissions and 135 development sites moving into active construction.

The next 12 months will see significant new development. Construction of HQ Sibaya, offering premium commercial office space, and luxury development Hertex Haus began in August 2026. Reefside Lifestyle and Leisure, combining home and lifestyle brands with restaurants, opens on October 1, 2026. These projects are supported by roads, bulk services and construction-ready platforms. Together, they are turning Sibaya Coastal City into a regional destination with the scale to attract investment, create employment and draw visitors.
According to Devmco Group managing director Schalk Theunissen, Reefside’s opening and completion of the final infrastructure shows how far the precinct has progressed.
“Together, they mark the point where Sibaya stops being a masterplan on paper and becomes a place you can drive through, walk around and spend a Saturday morning in,” said Theunissen.

Reefside will be anchored by Weylandts alongside 21 other tenants, while brands including Porsche are moving into the node. Devmco is also designing a mixed-use project incorporating three luxury hotels, a conference centre and high-end retail, projected to break ground before year-end.
Established estates around Sibaya provide a residential catchment for new retail, commercial and lifestyle investment, while the expanding amenity base strengthens their appeal. New retail, public spaces, offices and hospitality are creating a more complete, safer living environment and reducing the need for residents to travel for services. This development follows sustained investment in access, internal roads and bulk engineering services. M27 upgrades are improving access, while internal roads and bulk services have created serviced, shovel-ready platforms. “Infrastructure has been the single most important lever in Sibaya’s development,” said Theunissen.
“Developers are no longer acquiring raw land. They are acquiring serviced, zoned and shovel-ready platforms. That takes years of risk and cost out of a project.”
Construction has supported thousands of direct and indirect jobs across civil works, building trades, materials supply and logistics, while local procurement and subcontractor programmes support skills transfer and emerging businesses. Located 10 minutes from King Shaka International Airport, Sibaya’s growth over the coming year will become increasingly visible through new openings, construction and trading activity.
