Interior reveal of the new Ballito Junction

New regional mall design reflects the ocean and seaside lifestyle of the Dolphin Coast.

As the 75,000m² Ballito Junction Regional Mall building rises, so does the expectation and excitement among locals who look forward to a modern shopping experience on their doorstep.

The mall will comprise three levels of retail serviced by five levels of structured parking.

What the man on the street sees at this stage is just a building so MDS Architecture has revealed the design and what the mall will look like.

Inspired by the ocean and seaside living, architects have given great consideration to the area and beach lifestyle in Ballito which the mall will reflect both inside and outside.

Ballito Perspective 2 (1) (Medium)
The concrete exterior walls resemble sun-bleached timber boardwalks leading the eye to the three entrances.

 

MDS Architecture are known for their ability to maintain the tricky balance between design and commercial demands.

The huge concrete exterior walls, for example have been made to resemble sun-bleached timber boardwalks leading the eye to the three entrances.

Leading to the entrances are illuminated walkways lined with screens of bouganvilleas and glass-roofed car drop-off areas while the wavey roofs already noticed, will appear to float above the white building.

Inside the architects have divided the three levels into aspects of the ocean.

Ballito Perspective 14 (Medium)
Aspects of the ocean are revealed in the interior.

So the upper mall level is an all-white theme depicting the rolling “white horses” of the ocean and glass balustrades are used throughout the mall to create clean lines.

This level offers entertainment, youth retail and niche fashion stores.

Ballito Perspective 21 (Medium)
The middle level has been inspired by water.

The middle level is inspired by water and blue feature lighting will ripple across the ceilings while the floors are covered in “timber” look-alike tiles, reminiscent of a boardwalk. This is the prime fashion level.

The lower level’s theme is beach sand and it is the food court or “The Urban Eatery”.

Restaurant Perspective 14 (Medium)
The third level contains open-plan restaurants and a market feel.

 

Here open-plan restaurants will create a “food market” feel where people can eat, drink and buy fresh produce.

The regional mall is due for completion in March 2017 and is set to dramatically change the economic and social landscapes of the North Coast.

Ballito Perspective 15 (Medium)
External signage will be black and white or monochromatic colours floating on timber screens, combined with green walls to soften the external facade.

Owned and developed by the consortium of accomplished South African property companies, Menlyn Maine Investment Holdings and Flanagan & Gerard Property Development & Investment, Ballito Junction Regional Mall is the major expansion of an existing 10,000sqm shopping centre.

Ballito Junction  increased in size to 80 000 sqm with the addition of Checkers, the sixth anchor tenant.
