How to get on your agent’s hot list
If you think about it, when an agent lists a new property they are not wanting to necessarily do 50 viewings, spend copious amounts of money on marketing and even more importantly waste lots of time.
As a buyer in the property market you may have heard of something called an “agent’s hotlist” and may wonder if such a thing exists.
Well, I can tell you right now it does indeed – and you really want to be on it.
A regular client of mine recently called about a property I was advertising, as they wanted to see it.
Unfortunately for them we had already secured a buyer which, as you can imagine, did not go down too well.
The truth is they needed to sell their current property in order to buy and their property was not even on the market.
They had also seldom returned my calls, often cancelled appointments at the last minute and even suggested once they were “just browsing”! Are these buyers on my hot list?

Currently quality stock is low and the North Coast market is buoyant, meaning many properties are starting to get offers even before the marketing goes live.
As a serious buyer this means you want to be one of the clients that are on the agent’s hotlist, or priority list.

Professional agents go to their best qualified and most serious buyers first.
So, how do you get onto this “hot list”?
First, you need to start by creating a good personal relationship with your agent and be nice to them.
After all, they are the gatekeepers to the newest listings and information about the properties that no one yet knows about.
Turn up for appointments on time and have your finances already in place with either a deposit available, a bond approval or agreement in principle signed.
You also need to be realistic, with a clear idea of what you need.
These buyers will get the first call.
This all sounds very simple and just basic common sense, but unfortunately many people do not think this way.
By being organised, pleasant to deal with and ready to perform is all that is required to get onto this fabled list.
Of course, if you are a buyer who has just started looking, you are probably not in a position to make an offer – but you can still be on time, courteous, and prepared, and, instantly start being a favoured client of the agent.
