Adequate planning removes house moving stress

There are many things to consider - the move itself, new neighbours, new schools, getting used to a new area and settling into a whole new way of life.

It’s a known fact that one of the most stressful things in life is to move house.

But this does not need to be the case. Moving house should be an exciting experience with positive outcomes.

What needs to be understood is that there are many things to consider – the move itself, new neighbours, new schools, getting used to a new area and settling into a whole new way of life.

All of this can be daunting which could make it stressful.

However, these factors are what they are, and it is how we choose to deal with them that will determine the end result.

One aspect we can control is how we go about finding a new property.

My first and overriding piece of advice in this regard is to be prepared and to allow yourself adequate time to make the purchase or find a rental.

There are many moving parts when buying a home and, of course, you must find something you like, so make sure you have enough time to go about it in a coordinated way.

Most people get this wrong from the outset. They decide to relocate and then give themselves a mere few weeks to find another property.

Rome wasn’t built in a day, and unless you strike it lucky, finding the perfect property in just a few weeks seldom happens.

The next recommendation I would make, especially if “semigrating” to an area that is fairly new to you, is to look at renting for the first 12 months.

This takes a lot of pressure off from the outset and means you can get settled into the area without having to worry if you have committed to the wrong property. This is where a lot of the stress stems from.

On the North Coast there are so many different areas, complexes, estates and new developments that you could choose from. Because of this it might make more sense to rent in the area first, take stock of what suits your requirements best, and then start looking at all the options with a qualified and trustworthy estate agent.

If you really don’t want to rent first, have a good idea of the area and have pinpointed where you want to be, that’s also fine, but still give yourself ample time to find your perfect home.

Personally, I think six months is sufficient time in terms of a move-in date from the time of starting your search.

Given that it will take about three months from the time a sale offer is agreed upon to moving in, that will give you three months of looking, viewing and deciding, which should be more than enough time to put you on the front foot to make a measured, confident and non-pressurised decision.
