Umdloti’s Capri Village launches phase two

Capri Village, located in Salta Sibaya in Umdloti, has launched phase two of the development with land priced from R1.295-million and homes starting from R2.705-million.

A recent Lightstone Property report indicated demand for property in the vicinity of Umhlanga and King Shaka International Airport are on the rise, with semigration trends indicating more people are moving to the North Coast.

This demand, combined with a scarcity of secure estate opportunities, had driven up prices in the Umdloti and Sibaya areas.

But the second phase public launch of Capri Village on December 10 saw original 2021 launch prices maintained, which developer DEVMCO believes will see properties snapped up quickly.

“Capri Village offers homeowners a vibrant coastal lifestyle which embraces an active way of life, convenience and a broad array of world-class amenities within the Salta Sibaya development,” said DEVMCO development director, Schalk Theunissen.

Phase one saw 40 percent of its property sold within the first few days, and it is anticipated that phase two will be more successful.

According to Lightstone’s data for 2022, residential property prices have increased substantially across sectional title homes, freehold homes and vacant land in the Umdloti town area, reflecting a staggering 88 percent, 67 percent and 545 percent capital appreciation growth respectively over a 10-year period.

This illustrates why Umdloti and Sibaya have achieved a 67 percent higher property value than the Ballito area over the same timeframe.
