New survey highlights Ballito’s growth as top coastal business and lifestyle node

The annual Ballito UIP survey recorded an incredibly positive community response.

Ballito’s popularity is surging, with new survey results showing major gains in safety, confidence and visitor satisfaction.

The Ballito Urban Improvement Precinct (UIP) Annual Perception Survey, based on 221 responses, shows the overall experience rating climbed to 9.08 out of 10 in 2026, up from 8.2 in 2025 and 8.14 in 2024. Recommendation levels reached 99%, indicating strong word-of-mouth appeal for both tourism and business.

Safety recorded the most significant gains, a key factor for trade and investment. All respondents said they feel safe or reasonably safe during the day, a sharp rise from 77% in 2025 and 71% in 2024. Night-time safety improved to 94%, up from 78% last year.

Business confidence also strengthened, edging up to 7.88 out of 10 from 7.68 in 2025 and 7.46 in 2024, reflecting a more stable operating environment for retailers and service providers in the precinct.

Cleanliness ratings improved across the board, with a growing share of respondents saying standards exceed expectations.

Open spaces led the gains, while beaches and the promenade – a critical factor in driving foot traffic and visitor spend – also showed marked improvement.

Demand fundamentals remain strong. Leisure continues to dominate, with 95% of respondents visiting for recreational purposes. Notably, 84% said they would consider relocating to Ballito within the next decade, up from 75% in 2025 and 54% in 2024, indicating continued residential and property market interest.

However, the survey highlights constraints that could limit further growth. Respondents cited beach maintenance, ageing infrastructure, parking shortages and night-time security as ongoing concerns.

UIP precinct manager Thierry Leclezio said the results reflect a precinct performing strongly but facing rising expectations.

The findings will guide the UIP’s operational focus and its engagement with stakeholders as it looks to maintain momentum.
