Working and living in two different provinces seems a daunting prospect to most, however, there seems to be a growing trend of South Africans doing exactly that. The north coast of KwaZulu Natal seems to be the biggest hotspot for the trend, but how does “semigrating” work?

Property investors from across South Africa have always been drawn to the north coast of Natal, but there is a new trend of “semigration” happening at the moment, but what is “semigrating”? Semigrating, or semigration, is the act of owning a residence in one location (province) and commuting for the week to another.
One of the current hotspots seems to be the multi-billion rand Zimbali Coastal Resort. According to the developers of the resort, their investors are increasingly leaving behind city life when not working, by residing in KwaZulu Natal while working in Gauteng.
Vice-President of Sales at IFA Hotels & Resorts, Adriaan van Schoor, added “About 60-70% of our owners hail from Gauteng and have made the choice to set up their primary residence in Zimbali. Therefore, it is not surprising that there has been a sharp rise in the number of families moving to the North Coast and the number of estate property transfers over the last year.”
He went on to say “One cannot think that the two (the North Coast population increase and the increase in the number of transfers in gated estates) are mutually exclusive- over 50% of the transfers which have taken place in the same period are in gated estates, injecting a whopping R1.4 billion into the local economy.
