Ext 100: final touches to 1st units

Almost 10 years since the first mention of the integrated human settlement project in Bendor Ext 100, the first buildings are receiving their final touches.

POLOKWANE – Almost 10 years since the first mention of the integrated human settlement project in Bendor Ext 100, the first buildings are receiving their final touches.

While the infrastructure for the area was already completed in 2013, the project came to a standstill for just over a year.

According to the site manager, JJ Swanepoel, speaking on behalf of Polokwane Bricks and Mabone Construction, building had begun in earnest and the first “affordable rental” showhouse had almost been completed.

Swanepoel said they were currently busy with the first 10 of the 180 free-standing units and had to complete 10 units by the end of February. “At least 10 units must be completed each month,” he added.

He said each free-standing unit would consist of an open-plan kitchen and living area, two bedrooms and a bathroom, and would be fully tiled. The first of these units were at 90% completion, he said.

“We want to make every person’s dream of having his or her own house come true, even if they thought they could not afford it,” he said.

Swanepoel said there had already been over 170 people who had been approved for housing in the development, and interested people could contact the department of cooperative governance, human settlements and traditional affairs (Coghsta) to ensure they were placed on the list being considered by the department.

Bendor Ext 100 was introduced by Coghsta to facilitate the development of an integrated human settlement in a well-located area that provided convenient access to urban amenities, including places of employment.

Coghsta is working in close partnership with the Polokwane Municipality and the Housing Development Agency to deliver on this unique mixed-residential development that will include affordable rental and gap housing.

Affordable rental is housing that has an affordable rental price while being in an existing upmarket area.

Gap housing is the creation and promotion by the government of housing opportunities, in partnership with the private sector, for people earning a combined monthly income that is too high to qualify for a free house from government, and too low to qualify for a bank bond.

The following units will be built:

• 198 institutional units (affordable rental).

• 180 bonded free-standing cluster units (gap).

• 119 free-standing units.

• 74 economy townhouse units.

• 90 luxury townhouse units.

By the time of going to print, no comment had been received from Coghsta.
