Theo Goosen Estate Agents & Auctioneers: Meet Francois Goosen

Francois Goosen: A trusted leader in Limpopo real estate

As co-director of Theo Goosen Estate Agents & Auctioneers, Francois Goosen has played a pivotal role in shaping one of Polokwane’s most respected and enduring property businesses.

His journey into real estate began in an unusual but memorable way. While completing his national service, he used a seven-day pass to attend an introductory estate agents’ course presented by the legendary Geoff Seeff. That early exposure to the industry confirmed what he had already sensed growing up.

The true inspiration for his career came from watching his father, the late, Theo Goosen, build a successful property business and find immense satisfaction in helping people achieve homeownership and financial security.

“I remember watching my dad in this business and how exciting he found it to assist people in realising their dreams,” Francois reflects.

Motivated by that example, he joined the family business in December 1983 and embarked on a career that has now spanned more than 42 years.

Carrying forward a proud family legacy

His vision is simple yet powerful: to see the business continue going from strength to strength and to remain “ahead of the class.”

For Francois, success has never been about being the biggest agency.

“We certainly are not the biggest,” he says, “but good service and honest opinions on true market values give us the edge – not only in selling, but in buying and valuations.”

This commitment to service excellence and accurate market insight has enabled the company to maintain its trusted reputation across generations.

Values that define everything

When asked which values are at the core of the business, Francois’s answer is immediate and unequivocal: “Integrity, loyalty and honesty. That is, it.”

These principles are more than words – they shape every aspect of his work and leadership. Whether conducting a professional valuation, negotiating a complex commercial transaction, or advising a first-time buyer, he believes clients deserve transparency, sound judgment and sincere service.

“It is not all about the commission,” he explains. “First and foremost, it is about service.” This philosophy has earned him the respect and loyalty of clients who continue to return to him year after year, often introducing future generations of their families to the agency.

A leadership style built on support and self-motivation

Francois describes himself as a supportive rather than demanding leader. He believes success in real estate depends largely on personal drive and determination.

“If you cannot motivate yourself, you don’t and won’t make it,” he says. At the same time, he is unwavering in his commitment to helping his team succeed. “I will always assist 100%.”

What he enjoys most about leading a team is watching agents grow in confidence, experience the satisfaction of closing a deal and, of course, seeing the smile that comes with earning a commission cheque.

Specialised expertise across key property sectors

Over the years, Francois has developed significant expertise in:

  • Industrial property
  • Commercial property
  • New developments
  • Professional property valuations

His valuation work is particularly well regarded, requiring a detailed understanding of market dynamics and the ability to provide objective, accurate assessments. This technical expertise, combined with practical sales experience, allows him to offer clients balanced advice that is both strategic and realistic.

Witness to Polokwane’s extraordinary growth

Few people have observed the evolution of the Polokwane property market as closely as Francois. When he began his career, he recalls selling attractive three-bedroom homes in Ivy Park and Penina Park for between R40 000 and R60 000.

Over the last four decades, both demographics and property values have changed dramatically. Yet Francois notes that Polokwane has shown remarkable resilience compared to other major centres.

As the capital of Limpopo, the city has consistently demonstrated market stability, making it an appealing place to live and invest.

What it takes to succeed in real estate

According to him, successful estate agents share three key qualities:

  • Hard work
  • Mastery of technology
  • Tenacity

The best business advice he has ever received captures this mindset perfectly: “An agent should be like a fox terrier- “never let go, and never give up.”

This relentless persistence has been a defining characteristic throughout his own career.

Advice to buyers and sellers

He encourages buyers and sellers to select an estate agent based on reputation, word-of-mouth recommendations, local knowledge and experience. A trusted professional with deep understanding of the area and honest market insight can make all the difference in achieving a successful outcome.

Building relationships that span generations

Trust is the foundation of his client relationships. He maintains an open-door policy and approaches every client interaction with discretion and respect for individual choices and values.

“I firmly believe in building long-lasting business relationships that can last.”

Remarkable career highlights

Among his many accomplishments, one of his proudest achievements was selling approximately 46 erven in Bendor Extensions 16 and 17 in only 2 days.

This exceptional success remains a testament to his market knowledge, work ethic and ability to connect buyers with opportunity.

He also remembers one of his most unusual property transactions: selling a vacant erf in Dendron during the 1980s for around R1 500. His commission was less than R40, and the fuel cost him more than he earned.

It was a humbling but memorable lesson in perseverance.

Life beyond the office

Outside of real estate, Francois enjoys spending time in the outdoors. His favourite activities include:

  • Golf
  • Camping
  • Birdwatching
  • Exploring nature
  • Enjoying a good braai

Asked to describe his dream home in three words, he responds: “Secluded, quiet and in nature.”

And when given the choice between beach, bush or braai, his answer is characteristically enthusiastic: “All of these.”

Coffee remains his beverage of choice during busy working days.

For countless buyers, sellers, investors and families across Limpopo, Francois Goosen is more than an estate agent. He is a trusted advisor, a respected leader and a cornerstone of one of the region’s most enduring property success stories.
