Midvaal Local Municipality (MLM) urges residents and prospective property buyers to exercise extreme caution regarding the advertising and sale of so-called “premium serviced stands” at the Honey Hills Estate Living Development situated along the R82.

This notice follows several enquiries received from members of the public seeking clarification on the status and legality of the development.

“The municipality wishes to make it clear that no municipal approvals have been granted for township establishment or any development authorising the sale of residential stands within the Honey Hills Estate Living Development. Consequently, the stands currently being marketed and offered for sale have not received the necessary municipal approvals and authorisations required by law.”

The municipality strongly advises residents and potential buyers not to purchase, reserve, make any payments towards, or enter into agreements relating to these stands until all statutory, regulatory and municipal approval processes have been completed and officially confirmed by Midvaal Local Municipality.

Midvaal alerts communities that purchasing property within an unapproved development may expose buyers to significant risks, including financial loss and investment uncertainty, delays in accessing municipal services, challenges relating to land use rights and zoning compliance, and potential legal and regulatory implications.

The municipality encourages all prospective buyers to conduct thorough due diligence and to verify the approval status of any proposed development directly with the Development & Planning Department before committing to any property transaction.
