It is important to keep on top of those small, hardly noticeable wear and tear issues which if left unattended become expensive to fix in the long run. A good maintenance plan not only safeguards against mishaps but will also guard against an insurer rejecting a claim due to maintenance-related faults.

The best way to keep on top of home maintenance is to schedule weekly, monthly, seasonal and annual tasks.
Keep gutters and downpipes clear of leaves and debris to prevent clogging. They should also be checked periodically for blockages and leaks.
Paint adds more than just the finishing touch to a home; it also acts as a protective layer against the elements. Repaint sections that are blistered, bubbled, peeled or cracked.
Doors and windows. Replace broken or cracked panes of glass and apply new putty where needed. Check for paint deterioration and rot and that door frames are properly fitted.
Walls and ceilings should be inspected for cracks in interior finishes and any damp areas. Fill cracks to allow for easy monitoring of movement. Moisture or damp within walls will cause paint to bubble, and damp in the ceiling could cause sagging.
Inspect tiled roofs for damaged, loose or missing tiles which should be repaired or replaced, as a leaking roof can cause serious water damage. Check flat roofs for any blistering or bubbles. Make sure all debris is cleared from the roof and cut away any trees or branches that make contact with the roof.
Wooden decks must be sealed properly. All wooden sections should be checked for rot and insect infestation. Also ensure that steps and railings are properly secured.
Fixtures. Check for leaking taps in the kitchen or bathrooms. Make sure toilets are sealed and secured to the floor. Check the flushing mechanisms so that water does not run continuously. Grouting and sealant around all bathroom fixtures need to be checked and repaired as needed as the smallest amount of water seepage can cause mould and rot behind tiles.
Garages and outside buildings. Inspect the walls for cracks and damp. Check all wooden structures for evidence of rot or insect infestation and paint or treat as necessary.
Driveways and pavements. Check these areas for cracks and wear. Take note of uneven sections and repair
Remember the condition of your property will often be the deciding factor in securing a buyer if you are wanting to sell, so it is in your best interest to ensure the interior and exterior are in prime condition.
