INKOSI MTUBATUBA LOCAL MUNICIPALITY
INVITATION TO COMMENT ON A LAND DEVELOPMENT APPLICATION Notice is hereby given that a combined land development application has been submitted to the municipality, in terms of the Spatial Planning and Land Use Management Act, 2013 (Act No. 16 of 2013) read with chapter 4 section 46 (h), (m), (c), and (i) of the Mtubatuba Spatial Planning and Land Use Management By-law, 2017 for the proposed:
I.SUBDIVISION OF ERF 197 MATUBATUBA INTO PORTION 1 AND THE REMAINDER, BOTH OF ERF 197 MATUBATUBA (IN TERMS OF SECTION 46(H) OF THE MTUBATUBA SPLUM BY-LAW 2017);
II.SUBDIVISION OF THE REMAINDER OF 2751 MATUBATUBA IN ORDER TO CREATE ERF 3560 MATUBATUBA AND THE REMAINDER OF ERF 2751 MATUBATUBA (IN TERMS OF SECTION 46(H) OF THE MTUBATUBA SPLUM BY-LAW 2017);
III. SUBDIVISION OF THE FARM GLENNIE NO. 16078 IN ORDER TO CREATE PORTION 1 AND THE REMAINDER, BOTH OF THE FARM GLENNIE NO. 16078 (PORTION 1 TO BE RE-DESIGNATED TO ERF 3561 MATUBATUBA ON REGISTRATION) (IN TERMS OF SECTION 46(H) OF THE MTUBATUBA SPLUM BY-LAW 2017);
IV. PUBLIC ROAD CLOSURE OVER ERF 3560 MATUBATUBA (IN TERMS OF SECTION 46(M) OF THE MTUBATUBA SPLUM BY-LAW 2017);
V.THE REZONING OF PROPOSED ERF 3560 MATUBATUBA FROM ROAD TO BUSINESS 1 (IN TERMS OF SECTION 46(C) OF THE MTUBATUBA SPLUM BY-LAW 2017);
VI. THE REZONING OF THE REMAINDER OF ERF 197 MATUBATUBA FROM BUSINESS 1 TO ROAD (IN TERMS OF SECTION 46(C) OF THE MTUBATUBA SPLUM BY- LAW 2017); AND THE FINAL
VII. CONSOLIDATION OF PORTION 1 OF ERF 197, ERF 3560, AND ERF 3561 ALL OF MATUBATUBA, IN ORDER TO CREATE PROPOSED ERF 3562 MATUBATUBA (IN TERMS OF SECTION 46(I) OF THE MTUBATUBA SPLUM BY-LAW 2017).
Purpose of the application:
IN ORDER TO ALLOW FOR THE ESTABLISHMENT OF A PROPOSED NEIGHBOURHOOD SHOPPING CENTRE ON THE NEWLY CONSOLIDATED PROPOSED CREATED, NAMELY ERF 3562 MTUBATUBA.

A copy of the application and its accompanying documents will be open for inspection by interested members of the public during the hours of 08h00 to 16h00 (Monday the 26th of October 2026, until Friday, the 27th of November 2026) Monday to Friday excluding public holidays), at KwaMsane Technical Offices (Development Planning Unit). Members of the public with interest in the land development application are invited to lodge written comments to the municipality by no later than close of business on 27th of November 2026, a copy of which shall also be submitted to the applicant.
