Updated property rates and rebates for Nigel from July 1
Changes include reduced rates for low-income households, pensioners, and indigents.
The 2025 Valuation Roll is coming into effect on July 1, ensuring a fair and equitable rates system based on the current market values.
Accurate property valuations are important to ensure the fair distribution of the rate burden across all property categories.
The City of Ekurhuleni (CoE) has approved updated municipal tariffs and property valuations to ensure the continued delivery of quality municipal services.
In line with section 15(1)(B) of the Municipal Property Rates Act, No 6 of 2004, the council will grant various reductions and rebates on the property rates levied for the financial year.
The following rebates and reductions will apply:
• A R15 000 impermissible value and R135 000 market value reduction apply to all residential properties.
• Registered indigent households, deemed indigents, and child-headed households receive a 100% rebate.
• Pensioners (60 years and older), disability grantees, and medically boarded individuals qualify for a R150 000 additional reduction, plus a sliding scale rebate up to 100%, based on monthly income.
Water and sanitation:
The city will continue to provide 6kl free basic water and sanitation services per month to all registered indigent households. Usage beyond that is billed on a sliding scale from R23.11/kl to R71.57/kl.
Electricity tariffs:
Indigent households will continue to receive 50 kWh per month. Usage beyond that is billed on a sliding scale from R2.58kWh to R12.38kWh.
Waste management services:
Indigent and informal settlement households will continue to receive 100% or 50% rebates, where applicable.
The city remains committed to social equity by setting tariffs that balance affordability with service sustainability. Significant relief continues to be extended to low-income, indigent and vulnerable residents.
