‘Check your property valuation!’ urges local ward councillor
The valuation process has been completed in Mogale City and rate payers should have received their new valuations by post.
Property owners have until 18 May to object to the latest municipal property valuations.
These kick in on 1 July 2018 and will be the valuation on which the proposed annual increased property rates tariff of six per cent will be calculated.
According to legislation, properties have to be re-assessed every five years by an accredited Municipal Valuer. The valuation is based on the size of an ‘erf’ and the value of improvements (structures).

If not, they can access these from the link on the municipal website at www.mogalecity.gov.za or from rina.lagois@mogalecity.gov.za. Objection Forms can also be downloaded or collected at the Valuation Division in the IEC Building, corner of Monument and Ockerse Street in the CBD. The completed forms (no electronic objections) must be handed in at the following address before or on 18 May by 4pm: The Municipal Manager, Mogale City Local Municipality, Krugersdorp, Attention: Mr P Mabelane, Valuation Unit in IEC Building.
An independent Provincial Appeal Board will consider objections after the closing date of 18 May. If an objection is successful, the adjusted valuation will form part of the Supplementary Valuation Roll.
It is advisable to include a motivation with the Objection Form, based on sales of properties of the same size and in the same area and valuation certificates from estate agents.
When properties do not appear on the Valuation Roll, rate payers should submit an objection to that effect to avoid having to pay large amounts of unpaid rates and taxes when a Clearance Certificate is subsequently sought from the municipality.
