Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, says that, owing to their popularity, coastal properties often have the potential for greater returns than inland properties do. However, for that same reason, coastal properties also often come at a premium price tag. “Those with a smaller budget could consider the smaller seaside towns that are within driving distance to the major metropoles, as these towns can often offer greater value for money,” he notes.
Chris van der Merwe, Broker/Owner of RE/MAX Coastal, explains that Knysna, Sedgefield, Wilderness, and Mossel Bay all offer excellent value for money. “Just after the pandemic, house prices soared owing to the increased demand. But, since then, things have stabilised and it has changed into a bit more of a buyers’ market, which makes it very attractive for first time buyers, investment buyers, and families relocating to the Garden Route,” he notes.
He adds that semigration is still a big driving factor and that there has been an increase in new residential developments between Knysna and Mossel Bay to try and meet this demand.
“Most of our buyers come from the bigger metros and are after modern finishes in a home. Apart from this, the home’s location is of utmost importance. Any home that offers views of the water – ocean or river – is in demand from high-end buyers,” he explains.

- Investment Potential: Areas like Clifton and Knysna offer strong investment potential due to high demand, while areas like Jeffreys Bay and the Garden Route offer more affordable entry points with potential for growth.
- Community and Lifestyle: Each coastal area has a distinct atmosphere, from the lively coastal lifestyle of Balito to the relaxed surf culture in Jeffreys Bay. Book a weekend away in the area first to find out if it suits your lifestyle preferences.
- Accessibility: Proximity to major cities, airports, and hospitals can be essential, especially for retirees or those planning to travel frequently.
