Increasing demand for homes in Brackenfell boosts property values

Brackenfell’s residential property market remains strong, with steady demand stimulated by its prime location and ongoing infrastructure improvements.

The leafy suburb of Brackenfell has emerged as a rising star in Cape Town’s Northern Suburbs, with homeowners experiencing above-average capital growth in their residences which is driven by expansion, infrastructure improvements, and proximity to key amenities, says Keimpe Westra, area principal for Pam Golding Properties.

Says Weistra: “Despite its large size, Brackenfell is a close-knit community where people look out for their neighbours, and children can play outside their homes. Yet the area is located near key transport routes such as the N1 and R300, offering easy connectivity to Cape Town and other business areas.

“The ongoing trend of people relocating from other provinces to the Western Cape has further fuelled demand, as Brackenfell provides a sound balance of quality living and affordability when compared to other parts of Cape Town – factors which have also contributed to strong demand and rising property values in the area.

“While both freehold and sectional title homes have enjoyed robust growth in prices, freehold residential properties have seen the median sales price more than double over the past decade.

In our experience, the average home price sits at around R2.7m, with the most interest focused on residential estates and newer developments that offer good security, appealing recreational spaces, and other lifestyle benefits, which boost property values and rental yields for homeowners, also making them consistently attractive for both primary homeowners and long-term investors.

“As a result, the demand for homes in secure estates has increased, particularly in the R2.5m to R4.5m price range.” Says Weistra: “While there has been an increase in sectional title developments launched – with a strong uptake among younger buyers – for developers, there is certainly potential for further new complexes to cater for the demand for such units, as well as for new residential estates particularly in Brackenfell south. Positively, there is land already zoned for proposed new residential developments in the future.

“Apart from semigrators from other provinces – including Gauteng purchasers seeking mainly gated estates, the bulk of our buyers are from within the Northern Suburbs of Cape Town. Brackenfell provides easy access for those who need to commute to Stellenbosch or Somerset West for work, while this is home to many professionals with a hybrid work scenario, particularly those who work in Cape Town CBD and don’t need to drive into the city daily, or who are self-employed and don’t need to work a normal 9-5 in office.”

The affordability and proximity to good schools and shopping centres is a great plus for young families as Brackenfell has a number of excellent primary schools with Bastion Primary in Protea Heights, being the largest primary school in the Western Cape. There is also a Curro Primary School as well as Destinatus Private School.

Brackenfell is right on the doorstep of the start of the world-renowned Stellenbosch Wine Route. Adds Weistra: “You’ll often see runners and cyclists early in the morning or at dusk, while others walk their dogs in the many open spaces available for both pets and children to enjoy. The suburb is well-serviced with several shopping centres and restaurants nearby, as well as Kuilsrivier Golf Course and with Cape Gate MediClinic in close proximity.
