5 things to do to safeguard your deposit before you exit your rental

Before moving out, the home must be fully restored to the condition as at the date of occupation.

In most instances, a cash deposit is required to secure a rental property which can be a substantial amount for many tenants. While this deposit must be invested with interest to be returned to the tenant at the end of the lease, the landlord may deduct outstanding rent and damages caused to the property.

According to rental agents from the Seeff Property Group, tenants should therefore ensure they take the necessary action to safeguard their deposit. Aside from outstanding rent or other amounts, any damage caused by the tenant which cannot be attributed to ordinary wear and tear can be deducted from the deposit.

The best way to ensure you get your full rent deposit back is to look after the property as if it is your own home, says Seeff. Before exiting, it must be fully restored to the condition as at the date of occupation.

That means any visible damage must be repaired, and the property thoroughly cleaned including steam cleaning carpets, cleaning the stove and oven, all cupboards and rooms, the bathrooms especially. Outdoor and garden areas must also be well kept.

All keys and remotes must also be handed back, and the tenant must attend an outgoing inspection. Tenants should ensure they have a copy of the incoming inspection report to compare with the outgoing report.

Five key steps to secure the rent deposit

Step 1 – Repair damages and remove personal items. Patch up nail holes from pictures, fix scuffed paint, and ensure no personal items or trash are left behind. The property must be returned to the condition on occupation, minus normal wear and tear.

Step 2 – Attend the Joint Exit Inspection. The tenant must actively conduct a final walk-through with the landlord or agent to agree upon any damages. To avoid any disputes, the tenant must be present to argue what constitutes “fair wear and tear” versus actual damage.

Step 3 – Document with photos and videos. It is also advisable to take date-stamped photos or videos of the entire property when you move in, and again after it is emptied and cleaned to prove it was left in the required condition.

Step 4 – Perform a thorough move-out clean. The entire property must be thoroughly cleaned throughout and restored to avoid professional cleaning deductions. All electrical and plumbing must be in full working order as it was on occupation.

Step 5 – Hand over keys and get written confirmation. All keys and security remotes must be returned. Request written confirmation from the landlord that the property was inspected and confirm the final amount to be refunded.

By following these, you can ensure a smooth refund process, which is generally required within 14 days of the lease terminating.
