Many sellers overestimate the value of their property for sale, because they think that by overpricing it, there will be extra room to negotiate and get more out of the sale. Unfortunately in the current digital age, buyers are well aware of the average prices of homes in different areas, and an overpriced home will be clear to see, and ignored by buyers.

  1. Using low resolution photos

According to Private Property, over 90% of buyers start their search online. As this is a buyers first introduction to a property, the images sellers use should be of high quality, and should highlight the best features of their home.

Sellers can make the mistake of choosing photos that they have taken quickly on a mobile phone. While this is convenient, it runs the risk of poor quality photos that lack clarity, focus and the right lighting needed to show off the property’s best features.

  1. Not tidying up

A cluttered home makes it difficult for potential buyers to clearly see a property’s positive features, makes the house look smaller and makes it difficult for buyers to picture themselves living in it in the near future. Do a thorough spring clean so that potential buyers can see how they could make your home, theirs.
