BENDOR EXTENSION 133 We, CITEPLAN (PTY) LTD, being the applicant, hereby give notice in terms of Section 95(1)(a) of the Polokwane Municipal Planning By-law, 2017 (As Amended 2025), that we have applied to Polokwane Municipality for simultaneous establishment of a township, consolidation and written consent in terms of Sections 54, 67 and 73, respectively, of the Polokwane Municipal Planning By- law, 2017 (As Amended 2025) referred to in the Annexure hereto. Any objection(s) and/or comment(s), including the grounds for such objection(s) and/or comment(s) with full contact details, without which the Municipality cannot correspond with the person or body submitting the objection(s) and/or comment(s), shall be lodged with, or made in writing to: Manager: City Planning and Property Management, P O Box 111, Polokwane, 0700 from 24 July 2026 until 24 August 2026. Name of township: Bendor Extension 133 Full name of applicant: CITEPLAN (PTY) LTD Number of erven, proposed zoning and development control measures: The applicant intends to establish a township with 2 Erven which will be simultaneously consolidated into one big Erf zoned *`Business 3` for the development of retail, office and restaurant as primary rights with the inclusion of a Gymnasium (Place of Instruction) as a secondary right in terms of Clause 37 of the Polokwane Integrated Land Use Scheme, 2022. The proposed rights will be subject to standard controls in terms of Scheme save for coverage which is increased to 70% through Written Consent in terms of Clause 37 of Scheme and FAR is capped at 0.6 through use of an Annexure. The intention of the applicant is to allow for a mixed-use development. Locality and description of property on which township is to be established:The remaining Extent of Portion 171 (A Portion of Portion 1) of the Farm Tweefontein 915 Registration Division LS.
