Every owner of the property, or any sub- division or consolidation thereof, or any interest therein shall immediately become and remain a member of the GRACELAND Homeowners Association (Association incorporated under Section 21 of the Companies Act, 1973) (`the Association`) and be subject to its memorandum and articles of association and comply with any rules formulated by the directors of the Association, until he ceases to become an owner. The property shall not be transferred to any person who has not bound himself to become a member of the association.; and F. The owner of a property shall not be entitled to sell the property to any party unless such party has bound himself to become a member of the Association with effect from the date of transfer, nor transfer that property without a clearance certificate from the Association that all amounts owing by such owner to the Association have been paid.
