Pretoria estates surge on demand from wealthy buyers and tenants

Luxury estate living is surging in Pretoria, with affluent buyers and tenants driving demand, premium prices and strong growth across top estates.

Pretoria is a key economic hub, one of the wealthiest cities on the continent, seat of government, and home to a concentration of high-net-worth individuals. The city is home to a vast number of security estates and complexes, a key market for sales and rentals which has seen particularly good capital value growth of up to 20-30% growth over the last five years.

Driven by a desire for enhanced security, top-tier services, and a more convenient lifestyle, buyers are prepared to pay a premium for estate living, says Gerhard van der Linde, MD for Seeff Pretoria East.

Lightstone data shows that over 3,500 properties in estates have traded hands across Tshwane this year so far. This represents about 20.5% of all sales across the metro, and 32.7% of the total value of property transactions.

The average freehold property price in estates is R2.5m – R6.5m, and for sectional titles, between R1.8m – R3.8m. The luxury segment, priced upwards of R5m, makes up about 7.8% of transactions this year, with some of the highest prices achieved in the luxury estates, according to Lightstone data.

There are about 15 top estates in Pretoria East, attracting a mix of families, professionals, business executives, politicians and diplomats, both for sales and rentals. The lifestyle and amenities such as golfing (Silver Lakes and Woodhill), wildlife (e.g. The Hills, Silver Lakes), equestrian (Mooikloof) and excellent school access make these top sellers.

While the R3m – R8m range is the most active in the area, several sales have already exceeded R10m. The highest prices paid over the last year, according to Lightstone, include The Hills and Lombardy Estate up to R14m, Silver Lakes up to R16m, Woodhill up to R17m, and Mooikloof up to R17.4m.

Strong capital appreciation and high demand for rentals, make estates a top choice for premium buyers. According to PG van der Linde, rentals manager for Seeff Pretoria East, rentals typically range from  R24,000 to as much as R95,000 for a luxury home, driven by demand from top corporate employees, diplomats, and international visitors who want the security and lifestyle on offer.

Centurion’s strategic location between Johannesburg and Pretoria has transformed it into a hub for secure, community-oriented living. Tiaan Pretorius, manager for Seeff Centurion, says the area is characterised by a high concentration of security complexes and residential estates. The most active price range is R800,000 to R3m with about 5% of transactions topping the R5m mark, mostly in the exclusive estates.
