In pursuance of a judgment granted by this Honourable Court on 5 SEPTEMBER 2025, and a Warrant of Execution issued thereafter, the undermentioned immovable property will be sold in execution subject to a reserve price in the amount of
R950 000.00, by the Sheriff of the High Court STANDERTON at THE SHERIFF`S OFFICE, STANDERTON: 51A DR BEYERS NAUDE STREET, STANDERTON on
6 MAY 2026 at 10H00, to the highest bidder.
Full Conditions of Sale may be inspected at the offices of the SHERIFF OF THE HIGH COURT, STANDERTON: ADDRESS AS ABOVE, whom shall hold the sale and shall read out the Conditions of sale prior to the sale in execution.
The Sheriff, Execution Creditor and/or the Execution Creditor`s Attorneys do not give any warranties with regard to the description and/or improvements of the immovable property.

TAKE FURTHER NOTICE THAT:
1. The Sale in Execution is conducted in accordance with the Consumer Protection Act 68 of 2008, as amended, pursuant to an order granted against the Judgment Debtors for money owing to the Execution Creditor.
2. The auction will be conducted by the Sheriff for Standerton, or her deputy.
3. Advertising costs at current publication rates and sale costs according to court rules, apply.
4. Registration as a buyer is a pre-requisite subject to conditions, inter alia:
a) Directive of the Consumer Protection Act 68 of 2008.

5. The rules of the auction and Conditions of Sale may be inspected at the Sheriff`s Office, 51A Dr Beyers Naude Street, Standerton, 24 hours prior to the auction.
6. All bidders are required to present their Identity Document together with their proof of residence for FICA compliance.
7. All bidders are required to pay R15 000.00 (refundable) registration fee prior to the commencement of the auction to obtain a buyer`s card.
8. The Purchaser shall pay the Sheriff a deposit of 10 (ten) per cent of the purchase price in cash or by bank guaranteed cheque or by electronic transfer on the day of the sale.
9. The balance shall be paid against transfer and shall be secured by a guarantee issued by a financial institution approved by the execution creditor or his or her attorney, and shall be furnished to the Sheriff within 25 (twenty five) days after the sale.
10. The property may be taken possession of after signature of the conditions of sale, payment of the deposit and upon the balance of the purchase price being secured in terms of conditions.
11. Should the Purchaser receive possession of the property, the Purchaser shall be liable for occupational rental at the rate of 1% of the purchase price per month from date of possession to date of transfer.
