#PropertyReport: Property outlook positive for 2022

Most people will be pleased to see the back of 2021 and will be looking forward to a more stable year ahead.

It has become difficult to remember what a normal year is supposed to look like.

We do not know, or cannot predict, what 2022 will bring, which is not hugely different to how we view the property market at the beginning of each year.

There is a bit of crystal ball gazing every January, but there are a few things we do know.

We know this area will continue to be extremely popular and property in high demand.

We can predict with some certainty that stock levels will almost certainly begin to increase again after hitting a recent low in the second half of last year.

We also know that well-priced properties coming to the market – be it freestanding, in a gated estate or in an apartment complex – will sell, and we should get a good influx of new buyers to the Ballito market in the first quarter as we always do.

We know there will be many opportunities.

Personally, I believe we will continue to see the trend of a younger demographic moving into the area, especially with the growth of new developments such as The Odyssey, Ballito Village, Manor Estates and Lush, to name a few.

Those developers targeting their products at the 20-30 age group have garnered my support, as it’s one thing historically that Ballito has not had in any real numbers.

Looking back at the last two years with all the challenges we have had, it is amazing that the property market, and the Ballito market in particular, has done so well, proving how robust our market is.

If 2022 does bring in a little more normality and agents and clients concentrate on what we can control, then I see no reason why it should not continue to be another good year.
