DEVELOPMENT NOTICE IN TERMS OF SECTION 34 OF NHR ACT 25: 1999 The owner, Rovia Investments did plans to demolish the existing structure at:
*1247 Pretorius Street, Hatfield, Pretoria.
Brief Background & Motivation
The property was originally a residence and was later converted to office use. It is currently vacant and unsuitable for continued occupation due to years of minimal maintenance. The erf has since been consolidated with the neighbouring property and is currently used by a rental car agency for parking.
In our assessment, the building has no significant cultural, architectural or historical value warranting heritage protection. Given its current condition and limited heritage significance, retention is not considered viable. Demolition will allow for the safe and appropriate redevelopment of the site, supporting the ongoing regeneration of Hatfield.
The proposal provides a responsible approach to the property`s future by addressing the condition of the existing building while considering conservation principles, neighbouring properties and the broader urban context. It also creates an opportunity to return the site to productive use within Pretoria`s established mixed-use precinct.
