NOTIFICATION OF LAND DEVELOPMENT APPLICATION

We, Indurain Urban Planners (Pty) Ltd, have lodged the following land development application to the City of Mbombela Local Municipality (Mbombela) in terms of the Mbombela By-Law on Spatial Planning and Land Use Management, 2019, and the Mbombela Land Use Scheme, 2019, for rezoning of Erf 1133 Sonheuwel Extension 1, from `Institutional` for a retirement village and subservient uses to `Business` for a Community Shopping Centre including retail shops, service retail, places of refreshments, medical suites, carwash, gymnasium, and/or offices, together with a relaxation in the prescribed parking requirements to 4 parking bays per 100 sqm floor area, irrespective of the land use.

The purpose of this application is to obtain the necessary land use rights for the development of a Community Shopping Centre limited to 12 000 sqm floor area and to align the prescribed parking requirement with the existing, demonstrable parking demand of similar developments, as confirmed by a supporting Parking Utilization Study. The property is located at corner of Dr Enos Mabuza Drive and Johanna Drive, Nelspruit, 1200, at the following coordinates: 2529`38.9″S 3058`13.9″E. Application reference: AM/26/00422.

Any person who cannot read or write may consult with any staff member of the office of the Senior Manager: Land Use Management Section during office hours and assistance will be given to transcribe that person`s objections or comments.
