18TH of JUNE 2026 at 10h00 AM by the Sheriff of the High Court ERMELO at the sheriff`s office situated at 9 JAN VAN RIEBEECK STREET, ERMELO to the highest bidder.

THE PROPERTY IS ZONED: RESIDENTIAL
The property is a vacant stand.
1. The sale shall be subject to a reserve price of R560 000.00.
2. The sale shall be subject of the terms and conditions of the High Court Act and the Rules made thereunder.
3. The Purchaser shall pay a deposit of 10% (TEN PERCENT) of the purchase price and the auctioneer`s commission in cash immediately after the sale and the balance against transfer to be secured by a Bank or Building Society Guarantee, to be furnished to the Plaintiff`s attorneys within 21 (TWENTY ONE) days after the date of sale, to be approved by the Plaintiff`s Attorneys.
4. Transfer shall be effected by the attorneys for the Plaintiff and the Purchaser shall pay all transfer dues, including transfer duty, current and/or arrear levies/rates and/or Value Added Tax and other necessary charges to effect transfer upon request by the sale attorneys.
5. The property may be taken possession of after signature of the conditions of sale, payment of the Deposit and upon the balance of the purchase price being secured in terms of condition 4.
6. Should the purchaser receive possession of the property prior to registration of transfer of the property into the name of the purchaser, the purchaser shall be liable for occupational rental at the rate of 1% of the purchase price per month from date of occupation to date of transfer.
7. The full conditions of sale may be inspected at SHERIFF`S OFFICES, 9 JAN VAN RIEBEECK STREET, ERMELO.
8. Registration as a buyer is a pre-requisite subject to conditions, inter alia:
a) Directive of the Consumer Protection Act 68 of 2008

b) Payment of the registration fee of R10 000.00 cash – refundable after sale, if not buying;
c) Registration condition;
9. The auction will be conducted by the Sheriff or his deputy.
