Buy to let chance

All those interested in venturing into the buy-to-let arena should take note of Park Village Auction's (PVA) upcoming property auction.

The event will bring to market four properties stemming from the liquidation of a single insolvent estate.

The first property to be auctioned is located in Melville, Johannesburg at 35 Rustenberg Road. A beautiful three storey affair, this property comprises an entrance foyer, a lounge and dining room, a kitchen with scullery, three bedrooms and one bathroom on the entrance level.

The lower ground level comprises a TV lounge with built-in bar and a guest bedroom with en-suite bathroom. The upper level features a large master suite comprising a bedroom, private study and bathroom complete with private timber deck and patio with built-in braai.

The property also features a large four car double garage, a flatlet and swimming pool and sits astride two notarially tied portions of land measuring 367m2 each. Number 35 Rustenberg Road will be auctioned on site on June 3 at 11am. It can be viewed via web reference 9669.

On June 4, PVA will bring to auction the remaining three properties linked to the estate. The first property will be a Sectional Title unit at number 12 at the Glenrosa security complex on Arterial Road, Germiston. This unit measures 99m2 and comprises an open plan lounge/dining room, a kitchen, three bedrooms and two bathrooms. A single garage and carport are also allocated to the property. This property will be auctioned on site at 11am.

The second property to be auctioned is also located within the Glenrosa complex at number 15. This property is a mirror-image of number 12, and will be auctioned immediately following the auction of number 12. Both Glenrosa units can be viewed via web reference 9670.

The third and last property to be auctioned is number 19 Greystone located on Collin Paul Street in Kempton Park. This double storey, 72m2 sectional title unit features an entrance foyer, an open plan lounge and kitchen, a guest cloakroom and a small storeroom on the ground floor. The upper level comprises a landing area, three bedrooms and a family bathroom. Tenants also have the use of a carport. This property will be auctioned on site at 1.30pm and can also be viewed via web reference 9670.

While PVA’s Jaco Du Toit expects the Melville property to fetch a “fantastic” price as a stand-alone property, he anticipates the remaining three will probably be snapped up by investors.
