Check valuation roll, urges Ward 35 councillor
Ward 35 councillor Bradley Singh urges residents to check the Valuation Roll before the March 31 deadline to avoid higher property rates.
WARD 35 councillor Bradley Singh has encouraged residents to ensure they view the General Valuation Roll which was published last month.
The valuation roll, which is published in accordance with the Local Government Municipal Properties Rating Act, allows property owners to check on their updated property values.
According to Singh, you can view the roll until March 31.

“This happens once every five years. Early reports indicate significant discrepancies, with some valuations increasing by over R2m. As physical notices have not been received by most residents, it is imperative that you manually verify your property’s new valuation. Uncontested valuations will result in a drastic rates increase effective July 1, which will remain in place for a five-year cycle,” he said.
Singh said because of the high number of property owners accessing the site last week, the link crashed.
“I happened to be at council and brought this to the attention of the municipality who fixed the problem shortly thereafter. Again we encourage residents to check the roll and to object if they are unhappy with the valuation,” he said.
What to do
• Visit the official portal: valuation2026.durban.gov.za/
• Locate your property via the suburb drop-down menu.
• Review your Section 49 notice carefully.
• If the value is incorrect, download the objection form and email the signed copy to objections.appeals@durban.gov.za.
Meanwhile the eThekwini Municipality have also informed residents of the valuation roll through their social media platforms.
They reminded residents the new valuation roll will come into effect on July 1 this year.

“Property owners will receive a section 49 notice with their municipal bill via email and have a right to inspect the roll and lodge objections if necessary,” the City said in a statement.
You can view the roll at the 5th floor, Embassy Building, 199 Anton Lembede Street (Smith Street) or you can visit any Sizakala Customer Centre or log onto www.durban.gov.za.
