Investing in the heart of Madadeni

Madadeni Mall is the basis for a new project in the township, which could see hundreds of millions of Rand poured into revitalising the area.

As a CBD, the core of Madadeni is sorely lacking.

This statement formed the basis for a new project in the township, which could see hundreds of millions of Rand poured into revitalising the area.

Its name – the Madadeni Mall.

The proposed shopping hub was brought under discussion in a special Executive Committee meeting on Tuesday, to determine its future.

Brad Miller was invited to explain the project to members of Exco.

Representing the Buthelezi Development Company and the Acsion Group, developers behind the envisioned mall, Mr Miller said the 2011 Census showed almost 200 000 people residing in the greater Madadeni and oSizweni region.

“However, there is not much place to shop there.”

Although a shopping centre does exist, Mr Miller said this had become antiquated and numerous storefronts were empty and derelict.

This had prompted the developers to seek investment in the Madadeni CBD.

Intent on sinking close to R400-million into the mall, Mr Miller explained the proposed site totalled almost 13 hectares of land, currently under private and municipal ownership.

“It will be in the region of R10 573 000 for the purchase of all this land.”

Mr Miller’s presentation highlighted further expectations for the Madadeni Mall, including 2 500 workers to be employed during the construction phase, and possible future development in the second phase of 25 000 square metres.

However, Mayor, Afzul Rehman first needed to know the progress of private land buyouts.

“We are entering into agreements and once negotiations begin, we can take this further.”

While representatives of the Development Planning and Human Settlements portfolio pushed for approval, Cllr Rehman believed more discussion on the matter was prudent.

“We will refer this matter to the caucuses, to debate before our next Exco meeting.”

Among positives touted for the Madadeni Mall, many believe the mall falls in line with development of township areas and necessary boosting for the Madadeni CBD.

“If development does take place, infrastructure development will also take place.”
