Sandton hot spots on auction

Aucor Property's next multiple commercial auction will see two strategically placed Sandton properties, which have already drawn significant interest since coming on to the market, going under the hammer.

Jonathan Aitken and Luke Rebelo, business development executives of Aucor Property, have secured the mandates for these properties

Says Aitken: “Known as the richest mile in Africa, Sandton and its immediate surrounds is not only desirable as a residential address, but is sought-after real estate for many commercial entities wanting to have a presence in this bustling, central hub.”

1 Stan Road, corner Grayston, Morningside

This property is strategically located on the corner of Stan Road and Grayston Drive in Sandton and is in the centre of major redevelopment taking place in the immediate area. On an erf of 3 429m², the property has special zoning rights uniquely incorporating retail, residential and commercial, creating a multipurpose opportunity.

“The property is underdeveloped, with the current structure only covering less than 0.5 of the permissible floor area ratio of 6.0. The property can accommodate a 15-storey building and has an available bulk of 20 574m2. From a residential perspective, the property is zoned for a maximum of 70 dwelling units. For the right property investor and developer, this particular site is going to be hugely attractive, as there is significant development potential,” says Aitken.

Currently, the property features a double-storey office building with a reception area, open-plan offices, cubicle offices, a kitchen and bathrooms. The building has a GLA of 700m2 per floor. There is secure basement parking and storage facilities as well as open and shade net parking on the street level. The building is well-secured by a 1.8 metre steel palisade fence and a guardhouse at the visitors’ entrance.

There is a lease agreement in place that expires on October 31. As such, the property will be vacant upon transfer.

114 Sandton Drive, Parkmore

“This opportunity has come about through the current owner’s relocation to a larger facility. This modern, stand-alone office building is true AAA Grade space with direct exposure and access on to one of Sandton’s busiest roads,” says Rebello.

Situated on an erf measuring 991m2 and with a GLA of 772m2, the property is zoned for Business 4.

The building features two storeys and has additional basement offices or showroom space. The ground floor hosts a spacious entrance atrium and reception area. There are open-plan offices as well as a meeting room, boardroom, chill room, bathrooms and a kitchen. The roof is used as a patio area and is ideal for entertaining clients. The property is well secured and landscaped.

“The building is modern and is in excellent condition with high-quality fixtures and finishes, including a touchscreen building automation system, which controls air-conditioning and lighting. Additionally there is biometric access control and a CCTV system. The sale will also include a diesel generator, already integrated with the property’s electrical system,” says Rebelo.

  • Aucor’s next multiple commercial auction will take place at the Maslow Hotel in Sandton on August 14 at noon and will feature 24 lots of commercial, industrial and residential property.
