IN PURSUANCE OF A JUDGMENT of the abovementioned Court and a Writ for Execution issued thereafter, the under mentioned property will be sold in execution on 24 JUNE 2026 at 09h00 AM by the Sheriff of the High Court NELSPRUIT at the Sheriff`s Office situated at 99 JACARANDA AVENUE, WEST ACRES, MBOMBELA to the highest bidder.

HELD BY THE MORTGAGOR UNDER DEED OF TRANSFER NUMBER T6777/2023 AND SUBJECT TO THE CONDITIONS THEREIN CONTAINED

1. The sale is subject to a court reserve of R1 750 000.00.

2. The sale shall be subject of the terms and conditions of the High Court Act and the Rules made thereunder.

3. The Purchaser shall pay a deposit of 10% (TEN PER SENT) of the purchase price and the auctioneer`s commission in cash immediately after the sale and the balance against transfer to be secured by a Bank or Building Society Guarantee, to be furnished to the Plaintiff`s attorneys within 21 (TWENTY- ONE) days after the date of sale, to be approved by the Plaintiff`s Attorneys.

4. Transfer shall be effected by the attorneys for the Plaintiff and the Purchaser shall pay all transfer dues, including transfer duty, current and/or arrear levies/rates and/or Value Added Tax and other necessary charges to effect transfer upon request by the sale attorneys.

5. The property may be taken possession of after signature of the conditions of sale, payment of the deposit and upon balance of the purchase price being secured in terms of clause 4.4 of the conditions of sale.

6. Should the purchaser receive possession of the property, the purchaser shall be liable for occupational rental at the rate of 1% of the purchase price per month from date of occupation to date of transfer.

7. All bidders are required to present their Identity documents together with proof of residence for FICA compliance.

8. All bidders are required to pay R10 000.00 (refundable) registration fee prior to the commencement of the auction in order to obtain a buyer`s card.

9. The full conditions of sale may be inspected at SHERIFF`S OFFICES, 99 JACARANDA AVENUE, WEST ACRES, MBOMBELA.
