(The sale shall be subject to the terms and conditions of the High Court Act No. 59 of 1959 and the Consumer Protection Act No. 68 of 2008 and the Rule promulgated thereunder)

Dear Sirs,

TAKE NOTICE that in execution of a default judgment order in the above court, a sale in execution will be held by the Sheriff for the High Court, Mbombela (Nelspruit), at 99 Jacaranda Avenue, West Acres, Ext 48, Nelspruit, 1200 on 24 June 2026 at 09:00, of the following immovable property, on conditions to be read out by the auctioneer at the time of the sale.

1. a unit consisting of:

a) PORTION NO 5 AS SHOWN AND FULLY DESCRIBED ON PORTION PLAN NO SS 000129/07

IN THE SCHEME KNOWN AS LAEVELD PROPERTIES IN RESPECT OF THE LAND AND BUILDING OR BUILDINGS SITUATED AT ERF 3884 NELSPRUIT EXTENSION 18 TOWN AREA, MBOMBELA LOCAL MUNICIPALITY OF WHICH PART THE FLOOR AREA, ACCORDING TO THE SAID SUB-PLAN, IS 233 (TWO HUNDRED AND THIRTY THREE) SQUARE METERS.; and b) AN UNDIVIDED SHARE IN THE COMMON PROPERTY IN THE SCHEME ALLOCATED TO THE SAID PART IN ACCORDANCE WITH THE PARTICIPATION QUOTA OF THE SAID PART AS RECORDED ON THE SAID SHARE PLAN HELD UNDER DEED OF TRANSFER NUMBER: ST 14

IN THE SCHEME KNOWN AS LAEVELD PROPERTIES IN RESPECT OF THE LAND AND BUILDING OR BUILDINGS SITUATED AT ERF 3884 NELSPRUIT EXTENSION 18 TOWN AREA, MBOMBELA LOCAL MUNICIPALITY OF WHICH PART THE FLOOR AREA, ACCORDING TO THE SAID SUB-PLAN, IS 235 (TWO HUNDRED AND THIRTY FIVE) SQUARE METERS.; and b) AN UNDIVIDED SHARE IN THE COMMON PROPERTY IN THE SCHEME ALLOCATED TO THE SAID PART IN ACCORDANCE WITH THE PARTICIPATION QUOTA OF THE SAID PART AS RECORDED ON THE SAID SHARE PLAN

The following information is furnished regarding the property, though in this respect, nothing is guaranteed:

1 The property`s physical address is: 36 Kykoedie Street, Nelspruit, Mbombela, 1200 (in the Magisterial District of Nelspruit).

2 The improvements: The improvements consist of a consolidated workshop, toilets and office on the 2nd level in the combined size of 468 sqm.

3 The town planning zoning of the property is: Business and Commercial. TAKE FURTHER NOTICE that:

1. This sale is a Sale in Execution pursuant to a judgment obtained in the above Honourable Court on 24 June 2026.

2. The property shall be sold by the Sheriff for the High Court, Mbombela (Nelspruit), to the highest bidder, without a reserve price;

3. The rules of this auction are available 24 hours prior to the auction at the office of the Sheriff for Mbombela (Nelspruit) at 99 Jacaranda Avenue, West Acres, Extension 48, Nelspruit, 1200.

4. Registration as a buyer is a pre-requisite subject to specific conditions, inter alia:

a) Directive of the Consumer Protection Act 68 of 2008

b) FICA – to provide an original RSA IDENTITY DOCUMENT AND PROOF OF RESIDENCE (municipal account or bank statement not older than 3 months)

c) Payment of Registration deposit of R10 000.00 in cash only;

d) Registration closes strictly 10 minutes prior to auction (08:50am);

e) The 10% deposit plus auction commission is payable in cash or by way of an electronic funds transfer immediately on the fall of the hammer, immediately into the Sheriff`s trust account and immediately provide proof thereof to the satisfaction of the Sheriff;

f) Only registered bidders will be allowed into the Auction Room;

5. The office of the Sheriff Mbombela (Nelspruit) will conduct the sale with Auctioneers Ms C Mabuza (Sheriff for the High Court).

6. Advertising costs at current publication rates and sale costs, according to court rules, apply;
